Video game developer leases entire West LA office campus under 200,000 SF deal

West Edge, a nearly 760,000 square foot mixed-use development underway in the Westside of LA, secured a tenant for the entire office portion prior to project completion.

Video game developer and esports tournament organizer Riot Games has locked in 200,000 SF in the project under construction, developers Hines, Philena Properties and USAA Real Estate announcement Thusday. Riot Games signed a 10-year lease.

The company, which created the League of Legends game, is not new to the region.

West Edge is on the same block in Sawtelle where Riot Games occupied approximately 280K SF of office space in Element LA of Hudson Pacific Properties since 2013. In September, the Commercial Observer reported that Riot was also subletting space to Beachbody at the Lantana Entertainment Media Campus, about half a mile west of West Edge in Santa Monica.

Riot Games is the largest occupant of space among Southern California video game companies with approximately 780,000 square feet, according to a CBRE Report published in October.

“With West Edge, we are adding a major new hub to our West Los Angeles campus,” Riot Games President Dylan Jadeja said in a statement. “The space, equipment and facilities at West Edge will help provide the environment we need to create incredible experiences for players. “

Designed by Gensler, AC Martin and Rios, West Edge will feature 600 apartments, a Gelson Market, up to eight restaurants and a plaza with alfresco dining. Construction began in January 2020; a grand opening is scheduled for the first quarter of 2023.

West Edge is less than a block from the Expo / Bundy Station on the Metro E (formerly Expo) Line, a light rail line that connects Downtown LA to Santa Monica with major entertainment and creative hubs en route , including Culver City and the future Google Offices at One Westside.
